The purposes of this position are to account for and pay real estate taxes (“RE Taxes”) for all Publix locations (leased and company-controlled). The role involves the review and application of lease language specific to taxes, implementing processes to reduce the annual real estate tax and directly communicating with other Publix departments, landlords (“LLs”) and outside consultants. Associate also researches and provides due diligence information when purchasing locations. The impact this position has on Publix is reducing expenses by making sure all payments are made within the 1st discount date and paid timely to avoid penalties and interest, reducing expenses by verifying lease language for leased locations with increases in assessed values, and providing the Real Estate Acquisition Team with accurate proration calculations for real estate taxes.
Responsibilities include:
Validation and payment of RE Taxes for Publix stores and support locations
Due diligence for acquisition of shopping centers as it pertains to real estate and personal property taxes for the Real Estate Department.
Auditing the real estate tax expense.
Various other tax projects
Printing annual Assessment Notices for each location and updating assessment spreadsheets and/or real estate tax database
Bachelor's degree in Accounting or another analytical discipline with at least 2 years relevant business experience or equivalent
OR
Associate's degree in Accounting or another analytical discipline with at least 4 years business experience or equivalent
OR
High School Diploma with at least 6 years business experience or equivalent
